Return deadline
Under Alaska Stat. Section 34.03.070, the deposit response usually has to be sent within 30 days of the move-out timeline described by the state rule.
Required notice
Alaska generally caps the deposit at 2 months' rent unless the monthly rent exceeds $2,000, and the landlord usually has 14 days to return the deposit when no deductions apply and proper notice was given, or 30 days when deductions are claimed or notice was defective.
This dispute type
Painting deductions are usually weakest when the landlord is refreshing the unit for the next tenant, covering faded walls, or addressing minor marks from normal occupancy. In Alaska, the refund deadline and deduction notice rules still apply even if the landlord claims the walls needed work.
